Fixed Term Mortgage
A Mortgage Payment is made on the same Date every Month
Every Month, the Lender executes the following sequence of operations:
Loan Balance from Previous Month * Annual Interest Rate/12 = Interest Due For The Past Month*
Monthly Mortgage Payment – Interest Due For The Past Month = Monthly Principal for Current Month
Loan Balance from Previous Month – Monthly Principal for Current Month = Loan Balance for Current Month
* compounded monthly
All monthly Disposable Income is placed in a Reserve Fund for the Life of the Loan
